Regatta Bay, Destin Florida Homes Listed – Sold – November 2012

Regatta Bay, Destin Florida home sales and inventory has remained fairly stable so far in 2012. In November, two homes sold in Regatta Bay, and there are 18 homes for sale. The months with the highest number of sales were June and September, where four homes sold each period.
Regatta Bay Destin houses that sold in November closed at an average of 93% of list price. Neither of the properties that sold were a short sales or foreclosure.   Of the 18 Regatta Bay homes listed for sale, only one is a short sale, none are foreclosures. Two houses are under contract.  The average “months” inventory, or projected time it would take for all the Regatta Bay subdivision’s homes to sell, based on this year’s market, would be 22 months.

Compared to 2011, year-to-date Regatta Bay inventory is down by over 30%, and the number of Regatta Bay sales have increased by about 20%.  Look at the statistical graphs from the Emerald Coast Association of Realtors below.  Note the modest drop in inventory, and the sales units per month.
