<div><strong>This Eagles Landing short sale at 781 Majestic Boulevard was just approved in Crestview Florida.</strong>  It was a tedious process because the investor for the mortgage was <strong><a title="Ginnie Mae short sales" href="http://usdalinc.sc.egov.usda.gov/docs/rd/sfh/lossclaim/Loss%20Mitigation%20Guide.pdf">Ginnie Mae USDA.</a></strong>  Here are the details:<strong>Mortgage Holder:</strong>Bank of America<strong>Original Mortgage:</strong>appr $135,000<strong>Current Market Value:</strong>appr $65,000<strong>Other Liens:</strong> Yes</p>
<p><strong>Time for Approval:</strong> 4.5 months</p>
<p>Notes: This short sale process was lengthy. Why?  Bank of America does not handle its Ginnie Mae USDA short sales in Equator, their online processing platform. In addition, only a few negotiators at Bank of America are qualified to handle these type of files.  The Ginnie Mae requirements are onerous.  The package for Ginnie Mae consists of standard financial documents PLUS the following:</p>
<p>1. Verification of Information and Occupancy on a special form</p>
<p>2. The listing agreement MUST contain the following EXACT verbiage: “Seller may cancel this agreement prior to the ending date of the listing period without advance notice to the broker and without payment of a commission or any other considerations, if the property is conveyed to the mortgage insurer or the mortgage holder.”</p>
<p>3. Current, Non-Expired copy of MLS listing</p>
<p>4. Request for Pre-Foreclosure Sale and Affidavit (2 pages)</p>
<p>5. Purchase Contract with the following EXACT verbiage: “Sale is contingent upon the seller obtaining prior written approval of Bank of America”</p>
<p><strong>Another cumbersome part of a Ginnie Mae short sale is that electronic signatures are disallowed.</strong>  That means documents must be faxed or scanned, which takes more time than e-signatures.</p>
<p><strong>What about the &#8220;other lien&#8221;?</strong> It was a homeowners association outstanding balance of about $5000.  Ginnie Mae only agreed to pay $4000, but that amount was accepted as settlement in full by the HOA.</p>

<p class="MsoNormal" style="margin: 0 0 10pt;"><span style="font-family: Arial; font-size: 12pt;"><strong>Yesterday I got an unexpected call.</strong><span style="font-family: Arial; font-size: 12pt;">  </span>My <span style="color: #000000;"><span style="color: #000000;"><strong>Crestview Florida</strong></span> </span>short sale seller has some good news!<span style="font-family: Arial; font-size: 12pt;">  </span>He had originally contacted me because his Fort Walton Beach company was downsizing.<span style="font-family: Arial; font-size: 12pt;">  </span>He had no choice but to relocate when they moved his position to another part of the state.<span style="font-family: Arial; font-size: 12pt;">  </span>His wife had also lost her job.</span></p>
<p class="MsoNormal" style="margin: 0 0 10pt;"><span style="font-family: Arial; font-size: 12pt;"><strong>This Crestview Florida seller listed his property as a short sale, because he could not rent out his house to cover the mortgage payments.</strong><span style="font-family: Arial; font-size: 12pt;">  </span>He also did not have funds to cover the mortgage balance if he sold, since the property was worth far less than the original purchase price.<span style="font-family: Arial; font-size: 12pt;">  </span>I had his house for sale for two months, and did my normal extensive online marketing.</span></p>
<p class="MsoNormal" style="margin: 0 0 10pt;"><span style="font-family: Arial; font-size: 12pt;"><strong>When he called me he said his company was sending him back to Crestview!</strong><span style="font-family: Arial; font-size: 12pt;">  </span>He missed the Fort Walton Beach area and would be able to move back to into his home.<span style="font-family: Arial; font-size: 12pt;"> </span>He had to settle up with <strong>Wells Fargo,</strong> his mortgage holder, because he was several payments behind due to his move.<span style="font-family: Arial; font-size: 12pt;">  </span>He told me he knew he owed me because of my time and expenses involved in marketing his house.<span style="font-family: Arial; font-size: 12pt;">  </span></span></p>
<p class="MsoNormal" style="margin: 0 0 10pt;"><span style="font-family: Arial; font-size: 12pt;"><strong>“What do I owe you?”</strong> He asked.</span></p>
<p class="MsoNormal" style="margin: 0 0 10pt;"><span style="font-family: Arial; font-size: 12pt;">I told him, “<strong>Nothing!</strong> Just remember me next time you need to sell”.<span style="font-family: Arial; font-size: 12pt;">  </span>He said of course he would, since I was the first one he thought of when he listed!<span style="font-family: Arial; font-size: 12pt;">  </span>I was just happy for this rare story.<span style="font-family: Arial; font-size: 12pt;">  </span>A job saved, a family back home, and a foreclosure avoided. </span></p>

<p><strong>GMAC Homecomings Financial</strong> has just approved the short sale for this Southway Estates home in Crestview Florida.  <strong>The approvel time was an amazing 9 days!</strong>  How so fast?</p>
<p><strong>1. GMAC had a Broker Price Opinon,</strong> or property valuation, done prior to listing.  They suggested a list price, although I was free to reduce the price based on market conditions.</p>
<p><strong>2. There was a negotiator assigned</strong> at the start of the process.</p>
<p><strong>3.  We got a strong offer</strong> for fair market value, minimal closing costs and a buyer who put down earnest money.</p>
<p>4<strong>. We uploaded the seller&#8217;s financial and hardship information</strong> into GMAC&#8217;s online short sale platform, Equator.</p>
<p><strong>Although we got a very speedy approval from GMAC, their system needs improvement.</strong>  They provide a <a title="GMAC Homecomings Financial Worksheet" href="http://www.scribd.com/full/37122506?access_key=key-b3ggi5yr6lk442t8dkm" target="_blank" rel="noopener"><strong>seller financial questionnaire</strong></a> at time of short sale.  The responses on the form do not correspond to data entry fields in the Equator online system.  For example, &#8220;What is the date the seller hardship started?&#8221;, etc.  There were several questions where we had to call the seller for clarification.</p>
<p><strong>Further, GMAC&#8217;s system has internal deadlines that could not be extended</strong>, requiring short turn-around for entry.  When we told the GMAC negotiator some of the financial information did not correspond to their forms, we were told to &#8220;do the best&#8221; we could with the system.</p>
<p>And we did.  <strong>Approved in nine days!</strong></p>

<p>I was stunned and delighted to receive this email from a <strong>Bank of America VA short sale </strong>negotiator:</p>
<p><strong>Hey Wendy,</strong></p>
<p><strong>I was able to push through the approval much faster than normal.  You have been very good to work with so wanted to do what I could to get it approved.   </strong><strong>🙂   Thanks!</strong></p>
<p><strong>WOW! </strong> It was exactly 30 days after sending in the short sale package to Bank of America, that my <strong>Crestview Florida</strong> listing was approved.  It was a <a title="VA Compromise Sale " href="http://www.shortsales-emeraldcoast.com/Compromise_20_Sales.html" target="_blank" rel="noopener"><strong>VA Compromise Short Sale</strong></a>, so those must be faxed in versus using Equator.  I did have luck on my side, as the property had an existing VA appraisal that was still in effect from earlier this year.  (In case you didn&#8217;t know, VA appraisals for compromise sales are good for six months.) And I knew exactly what net Bank of America needed to make the sale happen.  We did not load up closing costs for the short sale lender to pay.  Why waste time and submit something you know will be kicked out?</p>
<p><strong>To be honest, I think this negotiator liked my responsiveness.</strong>  He preferred to communicate by email, and I whip out responses so fast it can be shocking.  I guess he liked that, too.</p>
<p>Anyway, next time you are negotiating your short sale- it&#8217;s something to think about.  Are you <strong>&#8220;Good to work with?&#8221; And is that the key to short sale approvals?</strong></p>
