<p style="text-align: left;"><strong>What Regatta Bay waterfront homes have sold recently?  </strong>There have been no waterfront sales since July of last year. There are currently four bay front homes for sale in the Commodore Point section of Regatta Bay.  They range in price from 1.4 million to 2.9 million.  These homes have been on the market between four months to 1.5 years.  The Regatta Bay Destin waterfront home that sold in July of last year was a short sale at 438 Captain&#8217;s Circle. That home was 4400 square feet and located at the end of Regatta Bayou. It sold for $1,000,000.</p>

There are three homes under contract per the Emerald Coast Association of Realtors multiple listing service (MLS). Two Regatta Bay listings sold in October 2012.  Prices range from $449,000 to almost $3 million.  The average days on the market for Regatta Bay sold listings for the month was 529  days.</div>

<div><strong>One of the two sales was a <a title="Destin short sale help" href="http://www.shortsales-emeraldcoast.com/">short sale</a>.</strong>  Note that the average price per square foot for Regatta Bay sold properties was $179, yet the average price per square foot for Regatta Bay homes on the market is $243.  Isn&#8217;t that interesting?</div>

<p><strong>Regatta Bay, the gated golf course subdivision in Destin Florida,</strong> had 14 sales in 2011. Six were <strong><a title="Regatta Bay short sale agent" href="http://www.shortsales-emeraldcoast.com/">short sales</a></strong> and four were foreclosures, making distressed home sales the bulk of the market in Regatta Bay.  Who were the lien holders for these Destin homes?  Some of the short sale lenders were <strong>Flagstar</strong>,  <strong>Suntrust</strong>,  and <strong>Chase</strong>. The foreclosed homes that sold were owned by <strong>PHH Mortgage</strong>, <strong>Regions</strong>, <strong>Washington Mutual</strong> and <strong>First City Bank</strong>.  The incredible thing about the foreclosure sales was that one of the homes was never marketed as a short sale prior to foreclosure, another was only marketed for one month, one was marketed for six months but at a price far too high, and the last only for three months, with a 3 hour showing window available on some days of the week.  What does that tell you?  These foreclosed homes in Regatta Bay could have been successful short sales had they been marketed sooner in the foreclosure process and more aggressively.</p>
<p><strong>The <a href="http://www.dsnews.com/articles/third-quarter-increase-in-foreclosure-filings-is-just-start-realtytrac-2011-10-12">average foreclosure timeline for Florida</a> </strong><strong>is now 749 days</strong>, the third longest in the U.S.  So, instead of using the ample time to short sale, these Regatta Bay homes were foreclosed on.  That could leave the owners open to <a title="Florida deficiency judgments" href="http://activerain.com/blogsview/2332604/can-you-run-away-from-a-money-judgment-">deficiency judgments</a> and at great risk to their financial well-being.</p>
