<p>Even though there’s a big buyer demand for homes in today’s low <a href="https://www.simplifyingthemarket.com/2020/01/29/where-have-all-the-houses-disappeared-to/?a=552270-140f54bdb4501b223f3972922a179a71">inventory</a> markets in Destin, 30A and Niceville, it doesn’t mean you should price your home as high as the sky when you’re ready to sell. Here’s why making sure you price it right is key to driving the best price for the sale.<span id="more-41722"></span></p>
<p>If you’ve ever watched the show <em>“The Price Is Right,” </em>you know the only way to win the game is to be the one to correctly guess the price of the item up for bid without going over. That means your guess must be just slightly under the retail price.</p>
<p>When it comes to pricing your Destin area home, setting it at or slightly below market value will increase the visibility of your listing and drive more buyers your way. This strategy actually increases the number of buyers who will see your home in their search process. Why? When potential buyers look at your listing and see a great price for a fantastic home, they’re probably going to want to take a closer look. This means more buyers are going to be excited about your house and more apt to make an offer.</p>
<p>If you look at the chart above you see how the market dwindles for highly overpriced homes.  If a house is overprice by 15% of market value, the buyers looking at it dwindle to 10%. If a house is priced just under market value, then there is a 75% &#8211; 90% buyer exposure.</p>
<p>When this happens, you’re more likely to set up a scenario with multiple offers, potential bidding wars, and the ability to drive a higher final sale price. At the end of the day, even when inventory is tight in the Destin, 30A and Niceville real estate markets, pricing it right – or <a href="https://www.simplifyingthemarket.com/2019/09/23/is-your-house-priced-to-sell-immediately/?a=552270-140f54bdb4501b223f3972922a179a71">pricing it to sell immediately</a> – makes a big difference.</p>
<p>Here’s the other thing: homeowners who make the mistake of overpricing their homes will eventually have to lower the prices anyway after they sit on the market for an extended period of time. This leaves buyers wondering if the price drops were caused by something wrong with these homes when in reality, <strong>nothing was wrong, the initial prices were just too high.</strong></p>

<div><strong>The other day I was searching my local MLS for lot listings in Destin or Niceville Florida.</strong> Who was the buyer? Me! So, with the eyes of a buyer and buyer’s agent, I looked for a suitable lot to potentially build a new home. What I found astonished me.</div>
<div><strong>Lot listings in Destin with no photos</strong>, lot listings in Niceville with only the remarks “Foreclosure”. Fuzzy plat sketches. Incorrect plat maps. Wrong links to the property appraiser website. No lot size listed.  No acreage listed.  I could go on and on! So, with 346 lots for sale in Destin, Miramar Beach and Niceville, Florida, what is a buyer to do? ELIMINATE the lots with incomplete information from their search. That’s exactly what I did.</div>
<div><strong>It seems that some real estate agents don’t give their lot listings the attention they deserve.</strong></div>
<div>Are you listing vacant land for sale? Here are my suggestions for a complete listing that will help get the lot sold for your client:</div>
<div>1. <strong>Take multiple photos of the lot.</strong> It might just be some trees or grass, but believe me, an interested buyer will appreciate them.</div>
<div></div>
<div>2. <strong>Take photos of the neighborhood amenities</strong>, community pool, playground, walking trail, etc.</div>
<div></div>
<div>3.  Upload the lot <strong>survey.</strong></div>
<div></div>
<div>4.  Include lot dimensions and<strong> acreage calculation.</strong></div>
<div></div>
<div>5.  Include an <strong>aerial photo</strong> of the lot, if available.</div>
<div></div>
<div>6.  If a coastal, Gulf of Mexico waterfront property, include a map showing the location of the <strong><a href="http://ca.dep.state.fl.us/mapdirect/?focus=beaches">DEP Coastal Construction Control Line</a>.</strong></div>
<div></div>
<div>7.  If the property is in a notable flood zone, include a Firmette from the <strong><a href="https://msc.fema.gov/portal/home">FEMA Map Service Center</a></strong> (with the caveat that the buyer is to verify this with his own insurer).<img loading="lazy" decoding="async" title="marketing Niceville lots" src="http://activerain.com/image_store/uploads/2/9/1/5/3/ar134012957635192.jpg" alt="marketing Destin lots" width="200" height="198" /></div>

<div>8.   Provide <strong>Architectural Guidelines</strong>, if feasible size-wise, and the association documents.</div>
<div></div>
<div>9.  <strong>Have a builder or architect design a plan</strong> that could go on the lot, and include sketches and price for construction.</div>
<div></div>
<div>10. Include a link to the lot <strong>Zoning</strong> allowances (with instructions for buyer to independently verify).</div>
<div></div>
<div>11. If <strong>public water and sewer are available</strong>, provide information about cost to hook up.</div>
<div></div>
<div>12.  If it’s a large parcel, include the development status or whether animals, horses, etc. are allowed (with a source document or link).</div>
<div></div>
<div><strong>Thorough information will increase your chance of selling lots for your clients in a timely manner</strong>. Potential buyers won’t just “move on”. Vacant land is not the easiest type of real estate to sell. With a complete listing, treated with the same respect you would show a house listing, your chances of success will go up.</div>

<p><strong>This week I dealt with two agents offering a startling contrast in styles.&nbsp; Sort of like &#8220;vinegar&#8221; and &#8220;honey&#8221;.</strong></p>
<p><strong>Agent Vinegar Tactics during negotiations</strong>:</p>
<p>&#8220;Your seller must not really want to sell.”</p>
<p>&#8220;How many offers <strong>have </strong>you had so far?”</p>
<p>&#8220;It’s not priced right in the first place.”</p>
<p><strong>Agent Honey Tactics during negotiations</strong>:</p>
<p>&#8220;I am not Houdini, but I’ll try to do magic!”</p>
<p>&#8220;I’ll do the best I can to make this work.”</p>
<p>&#8220;Thank you!”</p>
<p><strong>Which agent do you think will be more successful negotiating for their client?</strong>&nbsp; Both are representing their buyers with low offers.&nbsp; Agent Vinegar’s approach is an aggressive attack.&nbsp; It is meant to show the listing agent that the house was overpriced and the listing agent could not sell it.&nbsp; Agent Honey shows he is approachable and calls for empathy.</p>
<p><strong>Agent Vinegar</strong> will probably get the listing agent defensive and build up a wall.&nbsp; Remember, agents are not automatons, they are human.</p>
<p><strong>Agent Honey</strong> will probably get the listing agent to act like a teammate to get the deal done.</p>

<p>Husband: &#8220;It&#8217;s a worm.  It rained, so they come out of the ground. Just sweep it up and put it outside.&#8221;</p>



<p>Me: &#8220;No way!&#8221;</p>



<p>Later that day&#8230;</p>



<p>Me, in bed: &#8220;I didn&#8217;t see the worm when I came home from work. Do you think it&#8217;s in bed with us?&#8221;</p>



<p>Husband: &#8220;No, they like the ground.&#8221;</p>



<p>Me: &#8220;Did you ever think you would have a conversation like this in your whole life?&#8221;</p>

<p>It&#8217;s not discussed in &#8220;public&#8221; much, but there are telltale signs when a real estate agent should consider firing their sellers or buyers&#8230;.</p>



<h2 class="wp-block-heading">Signs of trouble with the seller or buyer</h2>



<ol class="wp-block-list">
<li><strong>Their listing is overpriced</strong>. You&#8217;ve given it the college try, but the market is not responding. You&#8217;ve asked your seller to reduce the price, and they refuse.</li>



<li><strong>The seller has rejected reasonable offers</strong> on their house, always waiting for a &#8220;better one&#8221;.</li>



<li>Their house isn&#8217;t selling, but <strong>they want to</strong> <strong>raise their price</strong>. </li>



<li><strong>Sellers don&#8217;t return your phone calls</strong> or emails. Seller has disappeared. (Think this doesn&#8217;t happen?)</li>



<li><strong>Sellers tell you they don&#8217;t care</strong> if their house sells anytime soon. </li>



<li><strong>They have given you a</strong> <strong>deadline to sell</strong>, even though they won&#8217;t cooperate.</li>



<li><strong>They micromanage your marketing</strong>, (like photo order, ad write up, etc.)</li>



<li><strong>You&#8217;ve shown them dozens of properties</strong> and they don&#8217;t buy.</li>



<li><strong>You found buyers the perfect house. </strong>You write a great offer, it&#8217;s accepted. <strong>They back out</strong>.</li>



<li><strong>The buyer&#8217;s home criteria</strong> sends you on a <strong>wild goose chase</strong>.</li>



<li><strong>The buyers keep changing their criteria</strong> (i.e. they don&#8217;t know what they want).</li>



<li><strong>The buyer has a third party trying to control the sale</strong> (father, mother, etc.)</li>



<li><strong>The seller has a</strong> <strong>third party controlling the sale</strong> that you can never speak with (adult child, invisible partner, etc)</li>
</ol>



<p>If you are a real estate agent and have experienced a buyer or seller like this, what do you do?</p>



<h2 class="wp-block-heading">Considerations to Fire sellers or buyers</h2>



<p><strong>Normally, real estate agents don&#8217;t like to fire their sellers or buyers</strong>.  Why? In the case of a listing, they&#8217;ve probably already spent thousands of dollars in marketing efforts, a significant portion of which is time. That&#8217;s time to do research, time to implement advertising, time to follow up with potential buyers, other agents, and the seller.  So, to terminate a listing is tough.  The real estate agent thinks <strong>&#8220;Oh, I&#8217;ll give it another few weeks. Maybe the seller will come around and become reasonable.&#8221;</strong> or <strong>&#8220;I could get lucky and it could sell.&#8221;</strong>, or <strong>&#8220;I must recoup my investment.&#8221;</strong></p>



<p>In the case of a buyer, the real estate agent may be thinking, <strong>&#8220;I&#8217;ve spent so much time helping this buyer, it would be a shame to have wasted all my efforts.&#8221;</strong></p>



<p><strong>Often, </strong><strong>ego is involved, especially with a listing. </strong> The real estate agent may think it will look bad if they remove a listing from MLS and take down their sign.  Like a failure, head hung low. Alas, pulling the plug is hard. </p>



<h2 class="wp-block-heading">Moving Forward After Firing the Seller or buyer</h2>



<p><strong>In conclusion, when the tough decision is made to fire the seller or buyer, the result is usually positive. </strong> The energy dedicated to a negative business arrangement is released.  That freed-up energy attracts other business. There is room to move on to more fruitful relationships. And that serves everyone.</p>

<p><strong>The other day I received a text inquiry </strong>from a real estate agent about one of my Destin Florida listings. I tried to call her back. Of course, she didn&#8217;t answer and I left a message on voice mail. Then I responded by text.</p>



<p><strong>I provided the agent with some of her requested information</strong> about one of my Destin condos for sale. She had asked whether owners&#8217; pets were allowed.  Of course, there are always restrictions (pet size, number of pets, type of pets, dogs, cats, etc.), so asked if I could have her email address. She had only given me her name in her original text, and I wanted to send her more details from the condo documents.  I simply asked for her email address for the sake of brevity (after all, we are not writing a book via text).</p>



<p>I received the most terse reply.</p>



<p><strong>&#8220;NO SPAM&#8221;.</strong></p>



<p>Excuse me?</p>



<p><strong>I was taken aback and wondered who the agent thought I was?</strong> Maybe she had so many text messages going at once, that she thought I was an unsolicited phone call, or some junk advertiser?</p>



<p>It took me a few minutes, and I responded:</p>



<p>&#8220;Ma&#8217;am, this is a real estate agent. I am going to email you the condo documents pertaining to your inquiry. This is not a spam company. This is Wendy Rulnick, Broker, Rulnick Realty&#8221;. (Did she actually think I was going to shower her with incessant emails about my listings or some-such?)</p>



<p>This behavior made me aghast. I question how a business person could operate successfully in this less than collegial manner. Who knows what future encounters she may have with the recipient of her admonitions. It seemed a less than lovely way to start a professional relationship. </p>
