<p><strong>Even though I&#8217;ve been selling real estate for (gulp) thirty years</strong>, I&#8217;m in daily awe of this market.  Prices are going up, inventory is low, and homes are selling fast. There are plenty of statistics to prove it, but I take a random sample of the marketplace daily. I regularly review sold listings to gauge days on the market and list-versus-sold price.  I am shocked by the continuing trend, as you will see below.</p>

<p><strong>Of course, not everything sells for full price or more, and not everything sells in less than two weeks.</strong> Nationally, <a href="https://www.zillow.com/research/days-to-pending-april-2021-29511/?utm_source=Sailthru&amp;utm_medium=email&amp;utm_campaign=Hot%20Sheet%2020210521&amp;utm_term=Inman%20Hot%20Sheet%20-%20Individuals%20Only"><strong>47% of properties sell within seven days</strong>,</a> and 50% of properties sell for <a href="https://www.residentialrealtytoday.com/edition/weekly-preliminary-report-backup-offer-2021-05-22?article-id=16191881&amp;article-title=nar--almost-50--of-homes-sold-for-more-than-list-price"><strong>more than list price</strong></a>. My daily investigations of the Emerald Coast of Florida real estate market show that the vast majority of sales are for full price or more, and indeed, sell within thirty days.  That trend is predicted to continue, and I will continue to confirm it the old-fashioned way, with my daily random sample.</p>
