Lunch at Mitchell’s Fish Market – Grand Boulevard Sandestin

Mitchells Grand Boulevard Review

Yesterday was time for a Sandestin lunch adventure!  This time it was at Mitchell’s Fish Market on Grand Boulevard! My friend, Rhonda, and I headed to Sandestin thinking we might stop at Travinia Italian Kitchen, but ended up driving around and around trying to find a parking spot. Apparently, an expansion to Grand Boulevard with construction in progress was causing all the activity and parking spots to be filled up. There is a new building going up across from Carmike Boulevard 10 Cinema that will house Anthropologie and Vineyard Vine’s and the area was partially blocked by equipment, so we decided to go to Mitchell’s Fish Market, Seafood Restaurant and Bar instead. Surprisingly, it was not crowded.

The atmosphere is always lovely in Mitchell’s. It’s sleek, dark and nautical.  There are wood blinds along all the windows and sultry, oversized booths.  There was one private room up front where I’ve held company holiday parties (it holds about ten people), and that room was actually filled. Rhonda and I admired Mitchell’s menu with so many seafood offerings.  We decided to share the seared ahi tuna as an appetizer.  It was about $13.  At many restaurants around Destin, you’ll only get about five to seven slivers of tuna.  Mitchell’s was different!  Count them – ten tasty, somewhat spicy, strips of ahi tuna (there are no calories, you know?).  It came with rice and sliced cucumber salad. For the main courses, Rhonda got stuffed shrimp and I had cedar-planked cod with asparagus and zucchini. (You can order fish grilled, blackened, broiled, or pan-seared – cedar plank or Shanghai style). Rhonda thought I was crazy ordering a non-local fish (they had grouper), but I guess I was homesick for New England.  The cod had a plethora of sun-dried tomatoes as a topping and was very flavorful.  I would say that the cedar infusion dominated the palate and it was unique (it was not my favorite preparation).  Rhonda found her three stuffed shrimp very satisfying (ok, she was “stuffed”, too!). We didn’t get dessert, but the coffee was delicious!

Admission is a donation of an unwrapped child’s toy to be distributed among the participating churches’ outreach ministries to provide a brighter Christmas for families in need during the holidays. A love offering at intermission will benefit Mattie Kelly Arts Foundation’s “All Kinds of Art,” a children’s educational outreach program inspiring students and special needs children in Okaloosa and Walton Counties.

Lot 127 Villa Lago in Sandestin, Florida resort,  just sold! The Baytowne Loop parcel was a short sale with Bank of America.  The listed price for this Villa Lago lot was $65,500. The sale price was $65,000. The property had some past due association fees.  Bank of America paid about $8,000 of the past due fees. The buyer contributed about $2000.  The homeowners associations reduced their final balances due to allow the closing and also to settle in full.  There were two HOA’s in this case – Villa Lago Homeowners Association and the Sandestin Master Association.  I find homeowners associations normally work with sellers in a short sale situation. Why would they reduce the amount of their bill and settle for less?  First,  according to Florida Statutes 72.3805:

Notwithstanding anything to the contrary contained in this section, the liability of a first mortgagee, or its successor or assignee as a subsequent holder of the first mortgage who acquires title to a parcel by foreclosure or by deed in lieu of foreclosure for the unpaid assessments that became due before the mortgagee’s acquisition of title, shall be the lesser of:

1. The parcel’s unpaid common expenses and regular periodic or special assessments that accrued or came due during the 12 months immediately preceding the acquisition of title and for which payment in full has not been received by the association; or

2. One percent of the original mortgage debt.

What does this mean? That if a Florida property is foreclosed on, the foreclosing entity is only liable to pay an amount equal to the lesser of one year’s association dues or one percent of the borrower’s mortgage debt.  If they get anything more than this amount, as in a short sale where the lender pays part of the balance (and possibly the homeowner and the buyer), they might be pleased and accept it as settlement, instead of waiting for the owner to get a new buyer or pursuing the balance further legally.

Second, an HOA might settle for less than their full balance due so that they will get a new “paying” owner.  If not, they may have to wait months or maybe years for a regular payee.

Villa Lago Lot 127 Baytowne Loop, Sandestin Florida has been approved for short sale by Bank of America. This was a lengthy approval time frame, but we got it done!

Here are the details:

Original purchase price: $300,000 appr

List price: $65,000 appr

Mortgage holder: Bank of America

Seller Contribution: $8000 appr

Waiver of Deficiency: yes

This one of my longer recent Bank of America short sales. They clocked in at almost six months from contract to approval. I had to escalate the file a few times via Bank of America’s Twitter Team. It did receive attention, as a Vice President called me to follow up. The Bank of  America negotiator worked hard to reduce the seller’s cash contribution to get him a waiver of deficiency. This was negotiated down from over $20,000 to about $8,000. The Sandestin homeowners association and Villa Lago homeowners association also reduced their balances to make this sale happen, but Bank of America paid over $10,000 in dues to complete the transaction. The buyer contributed a little toward the HOA balances, as well.  In the end, the seller was delighted. This Villa Lago property on Baytowne Loop should close in a few weeks.
