How Creativity Sells Real Estate on 30A – Santa Rosa Beach Florida

90 Sandstone 30A Fixer Upper

Let me tell you a little story and fun discovery of a unique marketing angle for a home I have listed south of 30A in Beachview Heights at 90 Sandstone Street. “30A” is a very popular South Walton section of Santa Rosa Beach, Florida. It’s a long stretch of road south of Highway 98 from the west end nearer to Destin, east towards Panama City Beach and Inlet Beach.  There are multi-million dollar homes, lots, condo developments and swanky, upscale shopping and restaurants, yet it retains an old Florida charm, punctuated by rare coastal dune lakes, bike trails and quaint public beach accesses. The 30A area attracts buyers from all over the country and outside the U.S.

When I got the call to list this old one-story cottage south of 30A (note: “south of 30A” is another keyword that points to “closer to the beach”), I met the out-of-state sellers on site.  It was notable that the home was directly across the street from Topsail Hill Preserve State Park, in fact, there was a sign posted with the following: “State Park Boundary, All Trees, Plants and Animals Are Protected By State Law”.

Topsail Hill Preserve State Park

The sellers mentioned that when there was a rare forest fire, they could see the Gulf of Mexico from the house, which had not been lived in for many years.  This immediately got my marketing brain into high gear.  I noticed there were two newer, upscale, three-story homes a couple lots away and I just wondered if they had gulf views. You see, the value of my listing is more in the land, as the house needs major remodeling, so the potential of a gulf view would significantly add value and expand its marketing reach to prospective buyers. To research the view potential, I checked the MLS (multiple listing system) to see if the two neighboring homes had ever been listed and if there were photos of gulf views.  Voila! They had indeed been listed as new construction a few years ago and there were pictures of the gulf views from the balconies! This almost confirmed that my listing, a couple hundred feet away, would offer gulf views with a new two-three story home built on the site. See the aerial map below depicting the house, outlined in red and its proximitiy to the Gulf of Mexico across the State Forest.

Aerial 90 Sandstone to Gulf

My next step was to hire professional photographer, Jason Parker of Emerald Coast Real Estate Photography to bring his pneumatic, compressor-controlled boom to do low-altitude aerial photography and verify the water view, plus take fabulous photographs for me to publicize the home. While waiting for Jason, I serendipitously met a neighbor at one of the adjacent homes who was sitting on her third floor balcony! I shouted up “Hello! I am Wendy Rulnick, Broker, and I just listed 90 Sandstone, the home next door! We are verifying there could be a gulf view from the third floor of a new home on the site. Can you see the gulf from where you are?” She graciously and delightedly responded “Yes!”. That was my second confirmation of a view possibility. Then Jason arrived and it was really cool watching him set up his equipment (see video of the photography boom), towed on a heavy-duty trailer and attached to a computer in his vehicle.  He mounted his camera and pumped it up to match the third floor balcony height of the adjoining homes, verifying the approximate level with his computer monitor.

OK, here goes…. He swung around the camera to the Gulf of Mexico, and there it was! The gulf view was spectacular over the trees, you could even see the white sands of the beach! I was thrilled at my final verification and marketing path forward.

Visit 30A Artist Andy Saczynski in Grayton Beach

artist Andy Saczynski

South Walton has been recognized as one of the most influential art communities in the southeastern United States since introducing the Artist of the Year program in 2003. In 2013, Grayton Beach artist Andy Saczynski was selected as the eleventh recipient of this prestigious award. Local residents from Pensacola to Apalachicola also voiced their appreciation for Andy by voting him Best Local Artist in EC Magazine‘s Readers Choice Poll in 2012, 2013, and 2014.

Andy Saczynski is a mixed media artist specializing in assemblage art. He’s inspired by Florida’s coastal landscape and wildlife, which are often the themes of his work. His style includes characteristics of cubism, folk art, outsider art, and street art. Given the nature of the materials he uses, each piece is unique, yet recognizable as being his. He’s been a professional artist since 2010, and he opened his studio-gallery in Grayton Beach in 2012. His artwork can be found in homes and businesses throughout the United States and abroad. You may have also seen his artwork on Immaculate Baking products nationwide. He even painted a billboard for the company in 2014.

Andy has lived in Florida since he was a child, calling the Florida panhandle home since 1985. He and his wife have five children and live in Destin. (I sold them the house they are living in now!) I’ve known the Saczynski family since 2008, and recently had an opportunity to chat with Andy.

Wendy: Why did you decide to open your art gallery in Grayton Beach?

Andy: I’ve wanted to have my own gallery on 30A since I was a teenager. I like Grayton Beach because it feels like Old Florida, it’s not too crowded, and it’s centrally located. I also like the feel of Florida beach cottages, so I was excited when a cottage in Shops of Grayton was available.

Andy Saczynski art gallery

Wendy: Have you always been an artist?

Andy: Yes, I’ve been drawing for as long as I can remember. I never liked taking other classes in school – math, science, etc. I always knew I wanted to be an artist. Sometimes I still can’t believe I’m actually doing this for a living!

Wendy: What materials do you usually work with?

Andy: Primarily wood as opposed to canvas. I either make mixed media pieces using found objects or I use house paint on wood. I’m just as happy building or painting.

Wendy: When you’re not painting, how do you spend your free time?

Andy: I’ve surfed since I was a kid. I’ll surf any wave I can get. So, when the Gulf of Mexico is basically flat, I’ll trade my surfboard for a paddleboard. I also like skateboarding. Oh, and I spend a lot of time with my wife and kids. Most of the people in my family also surf and paddleboard.

Andy Saczynski art gallery Grayton Beach

Wendy: Where can people see your artwork?

Andy: My studio-gallery is open to the public, but they can also look at my web site. My wife, Lori, makes sure it’s always current. They can either check out available work or look through my portfolio for commission ideas.

Wendy: How does it work to get a commission?

Andy: I work with individuals and interior designers so that the client can get a custom piece of art in the exact dimensions and colors they want.

Check out Andy Saczynski’s artwork. Tell him that Wendy sent you! And if you love Grayton Beach as much as Andy does, click here to search for Grayton Beach homes.

Privacy is important to many athletes, actors, politicians, attorneys, physicians, judges, law enforcement, U.S. and foreign diplomats and State Department employees.  Typically, your name is required to be listed as “seller” in your 30-A Santa Rosa Beach Florida listing. Your name would be exposed to Realtors as part of the MLS, which could easily get out to the public.  To ensure your name is kept confidential and not displayed on the internet, your 30-A Santa Rosa Beach Realtor must submit a special form to the association which allows you to withhold your name.  Of course, people are sneaky and can use your property address to search public records. If your home is held in a corporate name, it would be harder for a casual user to figure out who you were.

If security and privacy are a concern in selling your 30-A Santa Rosa Beach Florida home, make sure you take special care in selecting the right real estate agent. Questions? Give me a call at 850-650-7883. Your inquiry will be kept in the strictest confidence.
